Quality Housing selection

Each house or apartment listed on the site has been visited by City-Junction to ensure that what is represented on the site is a accurate representation.

Landlords have filled out extensive questionnaires as to what charges are included in the contracts and any other payments which the tenant is liable to pay over and above his rental and any other special requests the landlord may have,

In the same way, this information will be passed onto the tenant who will be informed on his responsibilities under French law.

File administration

We are an intermediary between the tenant and landlord and will create a file containing all information necessary to complete the reservation.

We provide attestation de domicile for those students needing confirmation of an address in France, for visa purposes.

Transaction coordinator

We will secure the reservation on behalf of the tenant, through his selection making sure that the house chosen fits the students housing criteria,

All administration concerning the student's housing reservation will be taken care of and the landlord will be notified of his new tenant and prepare for his new tenants arrival,

The landlord will know a little about his prospective tenant before his arrival.


We work alongside a reputable insurance company AXA (110 rue grande, 77300 Fontainebleau) who will prepare household insurance for students at competitive rates.

Objectives & Responsibilities

Open up a line of communication

Away from the formal transactions of the past, we encourage a line of communication be established from the start between the two parties. Making sure both parties understand from the onset, their expectations of one another.

True and accurate representation

To guarantee the quality of our services and present realistic information on the site of City-Junction, we undertake to view each property, taking note of specific descriptions and specifications, pictures of the interior and exterior as well landlord interviews.

Act on the best interest of our clients

We will ensure both parties (landlords and tenants) are aware of their contract agreement and we will assist both parties by all acceptable means during the contract period

No handling or refunding of deposit

Once the reservation has been made, the deposit will be paid directly to the landlord.

No 'gestion' properties

We are a service provider, a mediator in the reservation process.we do not provide serviced properties and we do not complete the the service in that matter

No guarantee for unpaid rent

We do not take any responsibility nor guarantees for unpaid rent. All contract agreements will be between the tenant and the landlord. As the deposit will go directly to the owner, so will the monthly rent be paid directly to the landlord.
The owner will be responsible for refunding your deposit

Rights & obligations

We ensure that both parties are aware, from the beginning, as to their rights and obligations as per French Law.


  • The contract dates for short terms rentals with City Junction are as follows:
    • From 2/01/201x to 15/07/201x and from 15/08/201x to 31/12/201x.
    • These dates are set by the owners are cannot be changed or terminated earlier. Tenants are obliged to pay rental until the end of their contract dates. City Junction cannot intervene on behalf of the tenants who wish to terminate their contracts earlier than the agreed date, nor negotiate on their behalf if the terms and conditions of the contract have not been respected and subsequent penalties have been incurred. If you take a short term rental, whilst we will try to accommodate, there is no guarantee that we will be able to extend your contract if you wish to stay longer. In all cases apartments can be subleased out to another Insead student if you plan to do a campus exchange.

    • From 02/01/201x to 31/12/201x or 15/08/201x to 15/07/201x
    • here the contract can be terminated with one months notice in writing by sending a letter registered post to the owner one month before your departure.

  • In order to make the booking we will need your full name (as per your passport) and address in your country of origin, together with a copy of your passport an attestation from INSEAD.
  • Once we have received this information we will send you a reservation form together with the bank rib of the owner of your apartment for you to pay the deposit payment. You will also receive the bank details of City Junction for you to transfer the agency fee. Theses payments need to be made within 72 hours of receiving the reservation form. Once you have made the payments and they have been received, we will send you a confirmation of your booking.
  • We will then send you a household insurance quote which is obligatory in France. This needs to be settled with the insurance company directly either by bank transfer or credit card over the phone. Alternatively you can pay at their offices in Fontainebleau no longer than 24h after your arrival. If you decide to take insurance elsewhere, you will need to provide an attestation of this insurance upon arrival. By not having insurance; the owner is entitled to terminate the contract instantly.
  • As standard procedure, we send as an attachment with your reservation, an English version of the contract. It is IMPORTANT TO READ THIS, before signing the reservation form, to avoid any misunderstanding between the owner and the tenant.
  • Tenants are encouraged to contact the owners of their apartments directly regarding any household issues, in order to resolve them as quickly as possible. You will find the owners email address and phone number at the bottom of the final mail you receive. It is advisable to copy City Junction on any communication between the tenant and owner. We are willing to translate or intervene where needed.
  • Our office hours are Monday to Friday from 8.30am-5.00pm and until 1pm on Wednesday .Where possible all calls and visits should be made within these hours. In certain circumstances we will arrange visits and do check-in/outs on Saturday’s.
  • All entries into the apartments must be arranged within office hours in advance. Any entries on a Sunday or after hours will be invoiced at 75 €.
  • There is a standard minimum charge for cleaning for each apartment of 80€ after each short term rental. We however ask you to respect the apartments and to leave them in a condition that facilitates cleaning. City Junction cannot be held responsible nor intervene where money has been deducted from the deposit for breakages or poor maintenance of the apartments.
  • Cleaning services are expensive in France + 20 euro’s per hour. Your cleaning charge will depend on how much cleaning has been done during the lease. Marks on the walls/windows/ furniture that have not been cleaned will be done so at your expense. Marks and stains that are irremovable on furniture, walls and windows will be replaced/ repainted at your charge.
  • A thorough entry/exit inspection will be done before you enter and when you leave the apartment, either with the owner or City Junction. Please insure your apartment is left as it was given to you to avoid additional charges. This includes washing/ironing of linen. It is in your interest to be present during these inspections.
  • Tenants, who wish to extend their contracts, need to contact City Junction as soon as possible and at least 3 months prior to departure. We cannot guarantee availability if the tenants do not inform us within reasonable time.
  • Keys that are not given back to us or the owner before departure will be replaced and the cost of this will be deducted from your deposit. It is your responsibility to make sure ALL keys are given back.
  • The deposit will be given back to you by the owner 4- 6 weeks after departure. Please insure the owner has your bank details before you leave and that where possible, you have agreed upon any deduction from the deposit before your departure. By law in France, the owners have a legal window of 2 months in which to refund deposits
  • In France it is obligatory to pay 2 month’s security deposit for all furnished apartments. In no circumstances can this deposit be used to pay in lieu of rental payment.
  • While we try to give you an estimation of the costs involved in renting accommodation, we cannot be held responsible for high electricity and gas charges due to excessive usage during the winter. Please bear in mind that most contracts have a ‘provision for charges’ this normally includes; electricity; water and gas. These are wavering costs. Ie if you are paying 150 € per month as a provision for charges; this means that the utilities have been calculated on m2; how many persons living in the apartment and an inside temp not more than 21 degrees. Energy is very expensive in France; please make sure that you do not keep the radiators running on full as this would be very expensive for you. This provision will be recalculated at the end of the lease; if you have consumed less the difference will be refunded to you. If you have used more than allocated; the difference will be debited from your deposit.
  • All tenants renting in France pay a habitation tax ‘taxe d ‘habitation’ this is payable if you are in the premises on the 1st January. Another tax for the tenant is the municipal garbage tax ‘Taxe de ordure méngères’. If this is not included in your charges; then your address will be transmitted to the tax authorities by the owners; and this invoice will be sent to you directly. Many owners are paying these taxes on behalf of the tenants; and reclaim the amount back from the tenants on a pro rata basis depending on the length of their stay from the deposit


  • Internet registration : Free
  • Service fee: 456 euros (380,00 euro + VAT 20% -76 €-)

This fee includes the handling of your administration, reservation fee, liaising with your future landlord in the preparations ready for your arrival and any extra information or help you may need.

Once the reservation form has been signed, and the deposit has been made to your landlord, the service fee is due to city-junction.

Engagement :

Should you wish to cancel your stay after having signed the reservation form,the placement fees will be forfeited.

In the event of a cancellation of your booking for whatever reason the deposit will be refunded back only once we have found a replacement for you. In the event that the apartment is only rented after the intake has started; the owner will keep a portion of this to cover any extra days if necessary.

The following are terms of a legal agreement between you and City-Junction. By accessing, browsing and/or using this web site, you acknowledge that you have read, understood, and agree, to be bound by these terms and to comply with all applicable laws and regulations. If you do not agree to these terms, do not use this web site nor our services.

Registrant agrees that City junction, in it's sole discretion, may change or modify these Terms & Conditions at any time. Registrant agrees that Registrant's maintaining the registration after changes or modification(s) to the Terms & Conditions become effective constitutes Registrant's continued acceptance of these changes or modification(s). City junction will post the revised Terms & Conditions at http://www.city-junction.com at least thirty (30) calendar days before it becomes effective. Registrant agrees that if Registrant considers any such changes or modification(s) to be unacceptable, Registrant may request that their name be deleted from our database.
